Buyers seek wellness amenities, private clubs, and exclusive experiences that push prices into the tens of millions, with HOA fees matching the premium.

South Florida luxury condo market goes wild as buyers demand all-in lifestyle packages

The luxury condo market in South Florida is expanding into lifestyle ecosystems, with buyers increasingly demanding all-in packages that include wellness clubs, on-site care, and social privileges. The trend has helped push a typical price range from about $2 million to $59 million for a single residence, with homeowners associations in some buildings charging more than $10,000 a month.

Developers are bundling in amenities such as multiple pools, on-site wellness facilities, private beach clubs, access to exclusive clubs and cultural institutions, and even off-site perks. Nick Pérez, president of the condominium division at Related Group, said, "Today's luxury buyers aren't only looking for square footage or a pool deck — they want a lifestyle, VIP experiences and exclusive access outside the home itself and we deliver that." This is fueling a market where the most ambitious units carry private plunge pools and ocean views, along with access to high-end services.

In Miami, the Residences at Acqualina start at about $2.5 million for a three-bedroom and include 24-hour security and valet, VIP access to two on-site restaurants, six pools with cabanas, room service and housekeeping, and a membership to the on-site oceanfront spa. The on-site features extend to entertainment and privacy, with a private movie theater, a private nightclub, and on-site golf and surfing simulations noted among the lifestyle perks.

Six Fisher Island's Residences at Six Fisher Island command around $17 million for a three-bedroom condo, and buyers gain membership to the ultra-exclusive Fisher Island Club, private beach access, and discounts on fine dining, plus access to a deep-water marina and a championship golf course. The island's exclusivity has been highlighted by famous former members and a history of high-profile residents.

In West Palm Beach, Olara, a waterfront tower slated to finish in late 2027, is already selling units that range from about $2 million for a two-bedroom to $10 million for a four-bedroom. The building promises 13,000 square feet of indoor and outdoor fitness spaces, including a five-star regeneration spa with a Japanese-style Onsen, sauna, steam and treatment rooms, plus a cold-plunge pool and an Olympic-sized lap pool with private cabanas. Residents have 24-hour access to an in-house doctor and a 24-hour security staff, with hurricane-proof, UV-blocking windows and a backup generator to guard against outages. A private marina and on-site dining discounts are also part of the package. Residents can also request an on-call 'house boat' for champagne-filled sails along the Gold Coast.

In Miami, the Icon Beach Waterfront Residences come with private beach club access via the Diplomat Beach Resort, which features multiple restaurants and a spa, as well as something new for the area—a private outdoor cinema for residents.

Elsewhere, developers are partnering with nearby hotels to offer residents hotel services and amenities. The Raleigh and Rosewood, for example, provide private residence access to Rosewood's nationwide properties, with discounts on services. Residents at Residences Hillsboro Beach can enjoy beachside food and beverage service, spa and sunbed access at Rosewood hotels, plus private access to outdoor spas and cabanas. "It's this level of access and lifestyle that keeps our residences among South Florida's most sought-after," Pérez said.
