Johnny Carson's Malibu estate lists for $110 million with arboretum pavilion
Iconic late-night host's Point Dume home features a glass-ceiling garden, ocean views and four acres on a bluff

Malibu's Point Dume estate, once owned by Johnny Carson, has been listed for $110 million, according to Compass Real Estate. The three-story residence sits on four pristine acres across four parcels along the Malibu bluffs, offering sweeping views of the Pacific Ocean and direct access to the coast.
Designed by architect Edward R. Niles, the 7,100-square-foot home emphasizes an interplay of glass, wood and geometry. A centerpiece is a botanical-like garden—an arboretum pavilion—located in the middle of the house and enclosed by a 30-foot glass ceiling that floods the interior with natural light. The property also includes a glass sunken fireplace, koi pond and other water features, plus a greenhouse, fruit orchard and an aviary. Inside, the home features a spacious entertainment space, a triangular dining room with an ocean view, a bar lounge, a chef's kitchen, a butler's pantry and a glass-walled office that appears to float among the trees. The lower level offers an ocean-view lounge, a wet bar, a screening room and a wine cellar. The primary suite occupies the entire upper floor and includes dual spa-like bathrooms, large walk-in closets, a fireplace, a private open terrace and two private offices. Outdoors, stacked terraces and landscaped spaces house a saltwater pool, a jacuzzi, a sauna and a cold plunge, with al fresco dining terraces. The estate sits on a bluff with views of Pacific Queen, Queen's Necklace and Paradise Cove.
Carson purchased the home in 1984, four years after it was built, and lived there for decades until his death in 2005 from respiratory failure caused by emphysema. After Carson's death, his widow Alexis Maas inherited the property and sold the Point Dume estate in 2007 for $46 million to Sidney Kimmel, a movie producer. Kimmel later tried to list the property for more than $80 million in 2017, but ultimately accepted a lower offer as the market moved. In 2019, the estate was purchased by Riaz Valani, an e-cigarette investor, and his wife Augusta Tigrett for $40 million. They have since decided to sell the home to focus on investments in Northern California.
The listing is being handled by Compass Real Estate agent Chris Cortazzo, with the four-acre footprint described as four parcels that grant potential buyers sweeping views of the Pacific and the surrounding coastline. The property is part of Malibu's storied real estate fabric: a landmark, celebrity-owned residence that blends architectural ambition, dramatic natural scenery and a history tied to one of television's most recognizable figures.
Valuing the property in today’s market reflects Malibu's ongoing demand for distinctive, historically significant homes that offer privacy, expansive grounds and uninterrupted sea vistas. While the price tag is steep, the estate’s combination of architectural design, arboretum-style landscaping and panoramic bluff-top positioning positions it among the upper echelon of celebrity memorabilia on the market today.
